Redbridge Council's Planning Committee approved minor design changes on 15 July for a nine-unit residential development at 38 The Avenue, Wanstead.
What changed: The approved variations allow for small design adjustments, including height increases of 0.25 to 0.75 metres, updates to window sizes and materials, and ventilation changes needed for new Building Regulations regarding fire safety. There were no changes to the number of units, parking, or access plans.
The conservation area concern: The height increase will cause some harm to the Wanstead Grove Conservation Area. The committee classified this as "less than substantial" and decided it was outweighed by the benefit of providing nine residential units during the borough's housing shortage.
The development received initial approval in 2022, and demolition work has already started on site.
